North Santa Rosa Station Area Specific Plan Update
The City of Santa Rosa is seeking qualified consultants to update the North Santa Rosa Station Area Specific Plan, covering approximately 987 acres surrounding the SMART rail station. The project aims to align the plan with the Transit-Oriented Communities policy requirements established by the Metropolitan Transportation Commission under Plan Bay Area 2050. Key services include revising land use policies, increasing residential density and commercial intensity, updating development standards, and integrating transportation demand management strategies. The consultant will also conduct environmental review in compliance with the California Environmental Quality Act. Additional tasks include community engagement support, preparation of planning documents, development of land use and circulation alternatives, and creation of a preferred plan. The project also involves updating supporting studies, such as market demand analysis and affordable housing strategies, preparing final plan documents, and assisting with public review and adoption processes.
