The City of Redondo Beach is seeking qualified real estate brokerage firms or teams to provide marketing, leasing and lease transaction management services for its portfolio of City-owned waterfront commercial properties. The goal is professional and proactive representation that maximizes occupancy, achieves market-competitive lease terms, and delivers transparent, timely reporting on leasing activity and commission payments. Beyond filling existing vacancies, the selected firm provides leasing services as new vacancies arise, curating a tenant mix that reflects the character and scale of each space and supports the long-term economic vitality of the Pier and surrounding waterfront.

HOW TO SUBMIT
Responses must be submitted electronically through the City's Procurement Portal hosted by OpenGov at https://procurement.opengov.com/portal/redondo. Questions must be submitted through the portal by the stated question deadline; the City will not respond to questions received afterwards, and responses are issued as an addendum posted on the procurement portal. An optional pre-proposal site walk is held at 100 W Torrance Blvd, Redondo Beach, CA 90277, covering a tour of all properties in the portfolio including Pier Plaza, International Boardwalk, Fisherman's Wharf and Kincaid's. Proposals are opened and evaluated by the City after the submittal deadline. The selected firm must hold a City business license and provide insurance, endorsements and certificates, and must comply with the Fair Employment Practice Act and California labor law. Proposers may apply to this solicitation individually or in combination with the Waterfront Property Management Services and Marina Operations Management Services solicitations.
